The Victorian Building Authority (VBA) have recently updated the approved form for the Annual Essential Safety Measures Report (AESMR). The AESMR is a document produced annually that states a building owner has taken all reasonable steps to ensure that all Essential Safety Measures (ESM) in their building have been inspected, tested and maintained as required so they can fulfil their purpose. It is a legislated requirement for building owners to produce this report annually under the Building Regulations 2018 (“the Regulations”).
The updated approved form was gazetted by the Victorian Government on Thursday 12th September 2019 and the VBA have now made it available on their website. This approved form replaces the previous version introduced by the VBA in June 2018.
The previous version of the approved form was created by the VBA shortly after the new Regulations came into effect in June 2018. Unfortunately, Linkfire and other ESM maintenance companies found that this version of the approved form was unsuitable as it extended beyond the regulatory objectives of the Regulations and did not align with the practical operational requirements of the ESM maintenance industry. Linkfire and other ESM maintenance companies worked closely with the Fire Protection Association of Australia (FPAA) to provide the VBA with feedback and suggestions on how the form could be improved and many of the improvements proposed by FPAA members have been adopted in the new approved form.
